MARKET HARBOROUGH BUSINESS HUB FULLY OPERATIONAL AFTER REFURBISHMENT

A new business hub has been created in central Market Harborough following a successful refurbishment of one of the town’s most prominent buildings.

40 The Square is a Grade II listed, three-storey building, directly opposite the 17th Century Old Grammar School. Its first and second floors have been sympathetically refurbished to provide six office suites, which we are marketing.

We have secured tenants for five of the six office suites, with just Suite 2, a 333 sq ft space, remaining available.

“The landlord has made significant investment in this property to make the spaces attractive workplaces,” explains our Director, Jason Hercock, who was appointed to manage the property when the former tenant, Lloyds Bank, announced its closure. “This refurbishment has revitalised 2,267 sq ft of the upper floor space that had been mothballed for two decades, creating a fantastic new asset and source of employment for the local community.”

New tenants to the business hub include Voluntary Action South Leicestershire, McCallum Marsh Property Consultants and Joules, with the latter taking additional storage space following their successful letting of the ground floor retail unit in 2025.

Jason continues: “When Lloyds closed, there was some apprehension about the future of this historic building. However, demand for retail premises has been strong, particularly in market towns, and after Joules confirmed its relocation, this area has continued thriving. With the hub now fully operational and attracting a mix of business users, it only serves to enhance the location and we’re confident it won’t be long until the building is completely occupied.”

The business hub benefits from a dedicated entrance off the pedestrianised Church Square, allowing for independent access away from the retail store. Suite 2 would suit a microbusiness in the professional services or creative industries looking for a location in the heart of the town.
