Our Planning & Development team has extensive knowledge of the planning process and regularly supports clients seeking and obtaining planning permissions for both residential and commercial development. Our experience includes permissions for new agricultural buildings, change of use, new dwellings, building conversions and extensions, new industrial units, retrospective consents and certificates of lawful use.

Residential Development

A core area of our business is the promotion and sale of land for residential development. We act on behalf of greenfield and brownfield Landowners to optimise potential land value and guide them through the sale or valuation process. Our long-established connections in this sector coupled with our local experience means we are well placed to achieve maximum exposure and value for your development land.

It is common for Landowners to benefit from working alongside their neighbours to achieve a comprehensive and cost-effective development and we regularly work alongside other Landowners’ agents to achieve the best outcome for both or multiple Landowners. This can be complex with regard to taxation, creation of trusts and other structures, but our team is experienced in this field and can help navigate you through the various stages.

Commercial Development

Located in ‘The Golden Triangle’ for Logistics, we are well placed to act for Landowners looking to capitalise on transportation links. From small-scale farm building conversions to light industrial units and large storage/distribution warehouses, we can advise on the best capital and rental values for all types of commercial property development.

Our specialist management and agency team provides valuation advice, development appraisals and feasibility studies, including detailing the value of any assets you may be considering purchasing or selling, where and what to build together with what yields to expect.

Our in-depth local knowledge means we are often aware of opportunities unavailable on the open market, so it is always worth contacting us with your requirements or aspirations. Our surveyors work with you through each stage of the development process, from feasibility and planning to project delivery and commercial letting or sale.

Land Promotion

Our Planning and Development team has more than 25 years’ experience acting for Landowners in the identification and promotion of strategic development sites for residential and commercial use.

Whilst traditionally land was promoted by developers using option agreements, we now see more self-promotion arrangements and promotion agreements in partnership with dedicated Land Promoters. This offers Landowners opportunities to promote their land on the open market and achieve best value without the need for complex or protracted valuation negotiations.

We believe it is essential to determine the correct route for each client individually as both circumstances and timescales vary. This bespoke approach also seeks to prevent unnecessary tax scenarios such as Inheritance Tax or Capital Gains Tax.

We represent many Landowners with potential development opportunities but remain selective over those we engage with to avoid putting existing clients at a disadvantage by promoting competing land. We have recently been successful in selling residential land for in excess of 10,000 plots and 15,000,000 sq ft of warehousing space across the Midlands.

Development Land Sales

Once land is consented for development, a complicated process in itself, the sale process usually follows, and is a critical stage in maximising your site value. With years of experience, and as Registered Valuers, we carefully guide you through the steps below. Remember, you only sell once so we get it right first time.

  1. Prepare a detailed data pack of all relevant information needed for potential buyers to appraise the site.
  2. Undertake our own site valuation with detailed comparables and residual appraisal to ensure you are guided on the site’s value.
  3. Determine the best method of sale e.g. Auction, Private Treaty or Tender.
  4. Promote the property with targeted marketing and utilising our extensive database.
  5. Conclude any price negotiations in a competitive and engaging process that maximises value.
  6. Prepare the Heads of Terms for the sale and consider future ‘overage’ or uplift opportunities to protect you from unexpected planning gain.
